Moving to Northern Virginia: The Complete 2026 Relocation Guide

Costs, neighborhoods, schools, commute math, and timing — everything you need to know before relocating to Northern Virginia.

Moving to Northern Virginia is one of the most popular relocations in the country — and one of the most misunderstood. "NoVA" stretches from the Pentagon's doorstep in Arlington all the way to Spotsylvania, and the right city for your family depends on commute, schools, budget, and lifestyle in roughly that order.

Cost first. The regional median home price is around $650,000. Arlington and Loudoun sit near $700K–$750K. Fairfax County averages around $650K. Woodbridge, Manassas, and Stafford land between $450K and $525K. Spotsylvania runs near $415K.

Schools are a major draw. FCPS — home of Thomas Jefferson HSST — is consistently top-three nationally. Arlington and Loudoun also rank in the top tier of Virginia districts.

Commute math is the make-or-break variable. Arlington and Alexandria put you on Metro in 15–20 minutes to D.C. The Silver Line now reaches Ashburn. South of Fairfax, most commuters rely on VRE commuter rail or HOV/HOT lanes.

Timing the move. Spring (March–June) has the most inventory and the most competition. Fall and winter mean less choice but less bidding pressure.
